St John's is a medium-sized firm which focuses on nothing but property. We are an established firm of property lawyers made up of a team, all of whom are local to the area with in-depth knowledge of Watford and all surrounding areas.
Our friendly office is located in central Watford with free parking, where we are always willing to speak to and meet with clients at every stage of their transaction. We have helpful and knowledgeable support staff who can be turned to when main contacts are absent.
We have an abundance of experience to call on and the team is led by principals who have developed their skills through practising in Watford for more than 25 years. We offer a very personal touch in our service which avoids the problems of 'big company' processing.

At St John's, we're often asked how long a transaction is expected to take. Although it can be difficult to estimate due to the number of external factors involved, we have developed a Transaction Timetable that provides estimates based on our experience, of how long specific transactions should take.

Openness is one of our key values and for many transactions, and certainly with standard conveyancing matters, St John’s is happy to commit to charging a fixed fee. As part of St John’s policy of openness we would like to point out that ‘fixed fees’ can increase in certain special circumstances.

Benefiting from 20 years’ experience in solicitors’ property departments and a lifetime resident of South-West Hertfordshire, Alan handles high level and complex transactions and has an in-depth knowledge of the special requirements of lease extensions and commercial premises.

Loraine Marriott
With a particular interest in resolving the practical problems of tying up sales and purchases and the concerns of first-time buyers, Loraine takes the time to come up with innovative solutions to overcome delays and other worries and has a range of suggestions for dealing with the issues of special interest to joint-owners.

Everybody at St John’s has a minimum of several years’ experience in dealing with property arrangements but all significant aspects of the transaction are overseen by one of our principals.
In order to deal with practical aspects as efficiently as possible and to ensure matters are processed quickly other members of the property team make important contributions.
Although you are free to contact one of our principals at any time, on occasions, certain aspects of your file will be dealt with by one of our Legal Assistants whom, although not qualified conveyancers, have the skills and knowledge required to move matters forward. As further support, St John’s engages secretarial support provided by other personnel who again are well versed in all events relating to property arrangements and able to provide updates and summarise certain outstanding issues.
